Sewer Scope Camera Inspections – $165
A sewer scope camera inspection sends a high-resolution camera through your home's main sewer line to check for root intrusion, cracks, offsets, bellies (low spots where waste collects), and blockages. Sewer line repairs are one of the most expensive surprises a new homeowner can face, and none of it is visible during a standard home inspection.
Flat rate: $165. Please note: we access the sewer line through an existing, accessible cleanout. We do not pull toilets for sewer scope inspections. You'll receive video footage and a written summary of our findings.
- Camera inspection of the main sewer line
- Video footage included with your report
- Recommended for older homes and properties with mature trees
- Easily bundled with your home inspection

Thermal Imaging Inspections
Thermal imaging uses an infrared camera to detect temperature differences across walls, ceilings, floors, and electrical components. Those differences can point to problems the naked eye can't see: hidden moisture from plumbing or roof leaks, missing or damaged insulation, air leaks around windows and doors, and overheating electrical panels or circuits.
Pricing: $120 as an add-on to your home inspection, or $200 as a standalone thermal imaging inspection.
Thermal imaging is completely non-invasive. Nothing is opened up or damaged, and it adds another layer of confidence to your inspection. Any anomalies we find are documented with infrared images in your report so you know exactly where to look.
- Detects hidden moisture and leaks
- Finds missing insulation and air leaks
- Identifies overheating electrical components
- Infrared images included in your report

Indoor Air Quality Testing
Indoor air quality testing measures what you and your family are actually breathing inside the home. Our indoor air quality services include two types of testing:
Mold Testing – Air samples identify the presence and type of mold spores. Especially important for homes with past water damage, musty odors, visible staining, or finished basements and crawl spaces. Pricing: $200, which includes the outdoor control sample, plus $55 per indoor sample. Learn more about indoor air quality testing.
Particle ID Testing – A lab analysis that identifies the particles in your home's air and dust, such as mold spores, pollen, pet dander, skin cells, fibers, soot, and other debris. It helps pinpoint the source of allergies, odors, and other air quality concerns. Pricing: $200, which includes the outdoor control sample, plus $80 per indoor sample. See mold & particle ID testing details.
For both tests, we recommend at least one indoor sample for each level of the home. For example, mold testing on a two-story home with a basement (three indoor samples) is $200 + (3 × $55) = $365, and particle ID testing on the same home is $200 + (3 × $80) = $440.
- Mold testing: $200 + $55 per indoor sample
- Particle ID testing: $200 + $80 per indoor sample
- Outdoor control sample included
- We recommend one indoor sample per level of the home

Radon Testing
Radon is an odorless, invisible radioactive gas and the second leading cause of lung cancer in the U.S. Colorado is an EPA Zone 1 state, meaning elevated indoor radon levels are common, so we recommend radon testing with every real estate transaction.
Our continuous radon monitors take readings over a 48-hour test period, and your results come with clear guidance on whether mitigation is recommended (the EPA action level is 4.0 pCi/L). Learn more about radon testing.
- 48-hour continuous radon monitoring
- Clear, easy-to-read results
- Easily bundled with your home inspection

Pool, Spa & Sauna Inspections
A pool, spa, or sauna inspection evaluates the condition, safety, and function of the equipment tied to these features, which a standard home inspection does not cover in depth. It's recommended anytime a property you're buying or selling includes one of these amenities.
We check pumps, filtration systems, heaters, visible electrical components, and safety barriers, then document everything in your report. Learn more about pool, spa & sauna inspections.
- Pumps, filters, and heaters
- Safety barriers and visible electrical
- Available as an add-on to your home inspection
